Facilities Maintenance

CSM provides property owners throughout Southwest Michigan with comprehensive facility maintenance services for all types of buildings—beyond the construction warranty period. Our experienced, professional team partners with skilled trade contractors that have established service components. Working together, we provide a single hub that gives you easy access to a wide range of competitive services covering everything from general cleaning to emergency and routine maintenance activities. (Routine janitorial, ground maintenance, refuse disposal, snow removal, or other similar maintenance services are generally not included.)

Service Classifications CSM offers three categories of facility maintenance services:

• Routine/Recurring improve or maintain facilities; work is performed within five business days, during normal business hours.
• Urgent/Specific Need imminent hazards; response within 24 hours, work is performed during normal business hours.
• Emergency requires immediate response; work is performed as needed, during normal business hours, after hours, weekends or holidays.

Energy Audits We offer a comprehensive system to reduce multiple vendors and eliminate partial solutions to maintenance problems. Our long-term familiarity with your facilities and systems will allow us to predict future issues and help you avoid costly repairs. By leveraging our long-standing relationships with key trade partners, we’re able to offer our services with a more competitive edge.

Budgeting CSM will conduct comprehensive facility surveys and help you develop and utilize a complete Maintenance Action Plan, enabling you to budget for maintenance and minor improvements more accurately.

Warranty Management By managing your warranties, CSM gives you a single point of contact for all your maintenance actions. Use our call center to order maintenance work and we’ll investigate your warranty coverage before performing the work, ensuring that you always take full advantage of your warranty benefits.
